We rent on a first-come, first-served basis, and a property is not secured until a completed application and all required fees are received. If a home on the Mississippi Gulf Coast catches your eye, we encourage you to move forward with your application as soon as possible. We want every prospective resident to have a fair shot, and the best way to protect yours is to act quickly.

Move-in costs vary by property. In most cases, you will be required to pay the first month’s rent and a security deposit prior to receiving keys. Some properties may also require last month’s rent. You will receive a clear breakdown of all move-in costs before you are ever asked to sign anything, because we believe transparency at the start sets the tone for the entire lease.
-
All applicants must be of legal age to enter into a binding lease agreement. In Mississippi, that is 18 years of age or older. Every occupant who intends to sign the lease must meet this requirement and submit a completed application.
-
Security deposits are refundable when the home is returned in good condition, all lease terms have been met, and there is no unpaid rent. Deductions may apply for damages beyond normal wear and tear, cleaning, or outstanding balances. Mississippi law governs the timeline and process for deposit disposition, and we follow it to the letter. We document everything at move-in so there are no surprises at move-out.
-
A cosigner may be required when an applicant does not meet our income, credit, or rental history standards on their own. Cosigners are held to the same financial qualifications as applicants and must execute a guarantor agreement. Our screening process is holistic and considers the full picture of an application rather than any single factor.
-
Applications are submitted online and require a completed application form, the applicable application fee, proof of income, and valid identification. We review every application thoroughly and communicate clearly throughout the process. If you have questions before you apply, we are happy to answer them.
-
Rent is paid online through your resident portal, which is available around the clock. Depending on your property, automatic bank transfer may also be available. We make the payment process straightforward so there is no confusion about where your money goes or when it needs to arrive.
-
Before bringing a pet into your home, review your lease agreement and reach out to our office directly. Pet policies vary by property. Some allow pets with an additional deposit or monthly pet rent, and others have breed or size restrictions in place. Do not assume a pet is permitted without written confirmation from our team.
-
All parties listed on a lease share full responsibility for the lease through its entire term. If one tenant wants to remain, that person will need to demonstrate they qualify independently or identify an approved replacement occupant. Any change to the lease requires management approval and proper documentation. Contact our office as early as possible so we can walk you through the process.
-
Your lease outlines the required written notice period before vacating, typically 30 to 60 days depending on the agreement. Submit your intent to vacate in writing before that deadline. Missing the notice window can affect your deposit and create additional financial obligations, so we encourage you to review your lease and reach out if you have any questions about what is required.

Next Step Property Management handles routine repairs and maintenance as part of our commitment to proactive property care. Tenants are responsible for damages resulting from misuse or negligence. All maintenance requests should be submitted through the resident portal as soon as an issue is noticed. We do not wait for problems to escalate, and we ask that residents communicate promptly so we can respond the same way.
