Owner FAQs

Answers to your frequently asked questions

  • Absolutely. We offer comprehensive leasing services to market your property, screen applicants, and place qualified tenants on your behalf. Our process includes professional marketing, detailed tenant screening, and lease execution, ensuring your property is occupied by reliable tenants while reducing your vacancy time. We keep you informed every step of the way.
  • Yes. Next Step Property Management is a licensed property management company operating under Broker/Owner Cassie Webb, who has held her real estate license since 2006 and has been active in the housing industry since 2003. Compliance is not an afterthought here. It is built into how we operate every day.
  • For urgent matters, we provide an emergency contact so that time-sensitive issues are handled promptly. Routine inquiries are addressed during normal business hours, and we are committed to communicating clearly and consistently throughout our relationship with you.
  • Yes. Owner disbursements are made via direct deposit so that your rental income reaches you efficiently after rent is collected and expenses are reconciled. No chasing down checks, no wondering where your money is.
  • Owners are welcome to review the lease agreement. As your property manager, we handle lease execution on your behalf, which is part of the authority granted through your property management agreement. If you have specific questions about lease terms or want to review the document before it is signed, we make that process straightforward.
  • Our primary focus is property management, and we do it with intention. That said, Broker/Owner Cassie Webb holds an active real estate license and brings over 15 years of personal experience buying, selling, and investing in real estate along the Mississippi Gulf Coast. If a real estate transaction becomes relevant to your situation, that depth of perspective is available to you.
  • Owner disbursements are processed on a regular schedule via direct deposit once rent has been collected and applicable expenses have been applied. We operate with transparency at every stage, so you will always have a clear picture of where things stand before funds are released.
  • We offer multiple payment options to make it easy for residents to pay on time, including online payment methods. Late payments are addressed promptly and in accordance with the terms of the lease. Our goal is a consistent collection process that protects your cash flow without unnecessary friction.
  • Standard lease terms are typically 12 months, though we evaluate each property and market condition individually. Shorter or longer terms may be available depending on what makes the most sense for your investment. This is one of the decisions we discuss directly with you during our onboarding process.
  • Security deposit amounts are set in alignment with Mississippi Gulf Coast market standards and applicable legal requirements. The specific amount takes into account factors such as rent price and the overall risk profile of the tenancy. We never approach deposits loosely because proper handling protects both you and us.
  • We can move quickly once the right foundation is in place. Our structured 4-stage onboarding process exists to make sure the partnership is a genuine fit before a single agreement is signed. Once we reach that point, we work efficiently to get your property under management and positioned for strong performance.
  • Next Step Property Management specializes in single-family homes, multi-family properties, and HOA and condo associations along the Mississippi Gulf Coast. We do not try to be everything to everyone. We focus on what we do well and manage those property types with consistency and care.
  • Owners receive regular financial statements that detail rent collection, expenses, and maintenance activity. We believe in honest communication at every stage, which means your reporting is clear, accurate, and delivered on a consistent schedule. Additional reporting is available based on your needs.
  • Security deposits are held in a dedicated trust account that is separate from our operating funds, as required by Mississippi law and standard property management practice. This separation is a legal and ethical requirement, and it is one we take seriously on behalf of every owner we serve.
  • Federal law does not require property owners to accept Section 8 vouchers, though some states and municipalities have enacted local protections based on source of income. We recommend reviewing the regulations that apply to your specific area along the Mississippi Gulf Coast, and we are happy to walk you through what we know during our onboarding process.
